ADDENDUM “A”
HANSEN Auction Terms and Conditions 2025
This Addendum is attached to and forms part of the Seller Representation Agreement #____________. Grizzley Ridge Properties (herein referred to as "the Vendor") enters into a contract with Hansen Land Brokers Inc. (herein referred to as "the Brokerage") to sell their property located in Invermere, British Columbia, by way of Public Online Auction.
The properties, as outlined in Schedule “A”, will be offered for sale by auction, with the inclusion or exclusion of chattels as specified. These properties will be listed on the MLS system, as outlined in the Auction Listing Agreement (Schedule “B”).
The auction will commence at 9:00 AM MDT June 12, 2025 and will conclude with a soft close at 7:00 PM on June 12, 2025.
If a bid is placed within two (2) minutes of closing, an additional two (2) minutes will be added. This process will continue until no further bids are received within a two-minute interval.
1. Seller’s Rights on Accepted Bids
a) The Vendor reserves the right to accept or reject the final bid for each individual lot.
b) No additional fees will be owed to Hansen Land Brokers Inc. if the final bid is not accepted.
c) The starting bid will be set at $5,000.00
2. Vendor Documentation & Chattels
- The Vendor will provide all available documentation.
3. Order of Sale
- The order in which parcels (lots) are offered, as well as the auction format, will be determined by Hansen Land Brokers Inc. with input from the Vendor.
4. Auction Platform
- The online auction will be hosted via www.liveauctionworld.com and accessible through HansenLand.ca.
5. Bidder Pre-Registration
- All bidders must pre-register before participating.
- Registration requires a valid credit card and submission of banking details and banker contact information.
- Bidders will have customer status as outlined in the Real Estate Council of Alberta’s Consumer Relationship Guide

6. Buyer’s Premium & Cooperating Brokers
- A Buyer’s Premium will be added to the final bid price and it’s considered part of the total purchase price.
- The 4% Buyer’s Premium + GST will be retained by the Brokerage as commission.
- Cooperating brokers will receive a $1,000 referral fee.
- To qualify one must register their bidder with Hansen Land Brokers Inc. before the bidder registers for the auction.
7. GST & Land Transfer Tax
- A 5% GST as well as PST will be applied to the final purchase price and calculated in two parts:
- The portion excluding the Buyer’s Premium
- The portion constituting the Buyer’s Premium
- Land Transfer Tax will be applied only to the portion of the final sale price that excludes the Buyer’s Premium.
8. Title & Encumbrances
- Title(s) will be free and clear of financial encumbrances, except for those implied by law, including easements, utility rights-of-way, restrictive covenants, and conditions typically found on similar properties.
9. As-Is, Where-Is Condition
- The Purchaser accepts the property “As-Is, Where-Is, With All Faults” as of the closing date.
- Neither the Vendor, Hansen Land Brokers Inc., nor Live Auction World make any representations or warranties regarding value, condition, fitness, or environmental status of the property.
- All descriptions, measurements, and acreages provided are guidelines only.
- The Purchaser is solely responsible for conducting due diligence before bidding.
10. Right to Cancel, Postpone, or Withdraw
- Hansen Land Brokers Inc. reserves the right to cancel, postpone, or withdraw the property before the start of the auction.
- The Buyer’s Premium applies to any sale made within 2 weeks following the auction, as per the Exclusive Seller Representation Agreement #_____________
11. Completion Day
- Completion Day will be 30 days after the acceptance of the Purchase Contract, unless otherwise determined by the Vendor’s lawyer.
- The Vendor’s lawyer will handle the closing process
- The Purchaser must retain legal counsel to complete the transaction.
- Each party is responsible for their own legal fees.
12. Successful Bidder Requirements
- Each successful bidder must sign an unconditional Purchase Contract within 24 hours of the auction’s closing.
13. Deposit Requirement
- The offer must be accompanied by a 10% deposit, submitted within 24 hours of the auction’s conclusion.
- Deposits will be held in trust per the Real Estate Act
- Deposits are non-refundable, except in cases where the final bid is not accepted
14. Dispute Resolution
- In the event of a dispute between bidders, Hansen Land Brokers Inc. reserves the right to determine the successful bidder or re-offer the property for auction.
- If a dispute arises after the auction, Live Auction World’s records of the high bid and purchase price will be final and binding.
15. Governing Law
- These Terms and Conditions, as well as the auction process, will be governed by the laws of the Province of Alberta, without regard to conflicts of law principles.
16. Disclosure
- Hansen Auctions is a wholly owned subsidiary of Hansen Land Brokers Inc., a licensed real estate company in Alberta and a member of the Calgary Real Estate Board
